Edmonton's Military Families Just Got Canada's Greenest New Homes

The project came together through DND, CFHA, Natural Resources Canada, Defence Construction Canada and the Centre for Greening Government. Republic Architecture designed it; Bird Construction built it.

The big picture: Canada just delivered its first net-zero-emissions-ready military housing, unveiling 36 new apartments at CFB Edmonton.

Driving the news: Minister Eleanor Olszewski unveiled the units this week on behalf of Defence Minister David McGuinty, marking the first delivery under Phase 1 of DND's national housing construction program.

Why it matters: Better housing means better retention.

"Military readiness begins with supporting the people who serve," McGuinty said. "By investing in safe, modern, and energy-efficient housing, we are improving quality of life for Canadian Armed Forces members and their families while strengthening our ability to attract, support, and retain the talent needed to meet Canada's defence commitments for generations to come."

By the numbers:

  • $22.5 million — cost of the Edmonton project

  • 800+ — units coming across 9 CAF installations under Phase 1

  • 25 — CFHA sites getting construction under Phase 2, announced in February

  • 1,100 — new units expected at CFB Edmonton by the mid-2030s

  • $1.4 billion — total national commitment to CAF housing

  • 12,000 — units CFHA manages across 27 locations nationwide

What they're saying:

Olszewski, on local pride: "The women and men who serve Canada deserve safe, modern homes for themselves and their families. These are the first net-zero-emissions-ready residential development in Canada, and we are so proud to have there right here in Alberta and in Edmonton."

CFHA CEO Paola Zurro: the apartments "provide much needed housing for the Canadian Armed Forces members and their families in Edmonton with the added benefit of reduced utility costs."

Defence Construction Canada CEO Derrick Cheung: the project "demonstrates what can be achieved when strong partners work toward a common goal," delivering "high-quality, net-zero-emissions-ready housing that will serve Canadian Armed Forces members and their families for decades to come."

Zoom in: The project came together through DND, CFHA, Natural Resources Canada, Defence Construction Canada and the Centre for Greening Government. Republic Architecture designed it; Bird Construction built it.

How it works: High-efficiency heat pumps and heat recovery units cut energy use and bills. Every unit has an EV plug-in, wiring for future solar, and materials with 30%+ lower embodied carbon.

Bottom line: Alberta's CAF housing portfolio is about to nearly double.
